Who We Are

We are your neighbors from the communities within the Del Oro Hills Landscape Maintenance Assessment District (LMAD).
This platform was created to bring residents together—to share experiences, raise questions, and collaborate on ideas that impact our neighborhood.

By gathering input from across the community, we aim to better understand shared concerns and communicate them clearly and constructively to Oceanside City staff and Council.

Del Oro Hills LMAD

The Del Oro Hills LMAD, which spans Rancho Del Oro Blvd. from Vista Way to Oceanside Blvd., is one of eleven LMAD in the City of Oceanside. The Del Oro Hills LMAD incudes over 1,200 individual land parcels within eleven distinct neighborhoods along Ranch Del Oro Blvd. The Del Oro Hills LMAD generates annually over $500,000 in assessment fees from parcel owners for the watering and maintenance of almost 100 acres in the LMAD.

The Situation

Del Oro Hills LMAD, which your community falls within, is heading toward bankruptcy. With revenues failing to match growing costs the City is cutting back services like tree trimming, watering and overall green space maintenance. Neighbors are coming together to ask the city questions and explore for innovations.

Increased traffic on Rancho Del Oro is creating growing safety concerns impacting neighbors and our children. Residents are coming together to raise these concerns with the City and explore solutions that recognize this four-lane road runs through neighborhoods where families regularly walk and bike.

What Residents Are Experiencing

Residents have shared a range of perspectives and questions, including:

  • Trees and vegetation are not being properly maintained (lack of trimming and upkeep)

  • Weeds and brush are overgrowing in slope and common areas

  • Insufficient watering and landscape care in LMD-maintained areas

  • Confusing and conflicting city messaging regarding property ownership and what residents are allowed to do with adjacent slopes

  • Safety concerns when turning onto Rancho Del Oro Road due to traffic speed and visibility

  • Drivers frequently failing to stop at Rancho Del Oro stop signs

  • Children’s safety concerns when walking, biking, or crossing Rancho Del Oro Road
